Let’s take a look and consider how Cost vs. Value reports have changed in the Houston area over the past 6 years. When we think about it, they have changed dramatically. We have gone from even 5 years ago people saying:
“Don’t change your windows to Double Pane! You will never get your money back!” Or “Radiant Barrier, what’s that?” “How about some new carpet!”
Now, as of 2008, if you sell your home within 12 months of putting in Double Pane windows the Cost vs. Value report estimates that you can recuperate 86% of the cost on Resale! I have personally had many buyers that will not look at a home if it does not have Radiant Barrier and folks are getting away from carpet.
Buyers are also looking at Low Maintenance, etc. If you follow this site you know that these are all considered to be Greener and more Sustainable Features of a home. Unfortunately, many of these features are overlooked in MLS. Efficiency Ratings and other items that can REALLY Separate a home from the one next door get passed up.
